FAQs

What are searches in conveyancing?
K
L

Searches are the series of enquiries made by a buyer’s conveyancing solicitor to find out more information about a property that their client is planning to purchase.

Conveyancing searches highlight any issues that are, or could be, a problem with a property at the time of purchase or may become an issue further down the line.

What conveyancing searches do solicitors carry out?
K
L

The three most common conveyancing searches are:

  1. Local authority search. This covers several issues, including planning and building regulations, and whether the property is a listed building or located in a conservation area. It also shows whether there are any proposals for new roads or planning decisions that might affect the property.
  2. Environmental search. An environmental search gives you information about flooding, subsidence, landslips, and contamination risk from any nearby landfill sites.
  3. Water and Drainage search. This confirms that the property is connected to a mains water supply and reveals the location of the water mains. It will also reveal whether there is a public sewer within the property’s boundaries, which may affect any plans to extend the property.

Additional searches can be carried out depending on the location of property, or if any issues come to light because of the three primary searches.

Supplementary conveyancing searches can include:

  • Flood search.
  • Mining searches.
  • Energy and Infrastructure search.
  • High-Speed Rail 2 (HS2) search.
  • Underground railways search.
  • Commons Registration.

Why are conveyancing searches necessary?
K
L

Searches are a crucial part of the conveyancing process as they pick up potential legal, financial and physical problems with a property to ensure a potential buyer is fully informed before committing to the purchase.

If you are buying with a mortgage, your lender will require searches to be carried out. Even for cash buyers, they are vital in highlighting any issues with a property.

How long do searches take when buying a house?
K
L

Conveyancing searches typically take around a month to complete.

What happens if something comes up on a conveyancing search?
K
L

If a conveyancing search flags a potential issue, you first need to understand the nature and severity of the problem.

Your conveyancer should explain the implications and discuss with you the most appropriate course of action.

This might be seeking further investigation, requesting repairs, or renegotiating the purchase price.
